Architectual Guidelines

 

Overview

Guidelines are used to regulate the external design, appearance and location of the property within the Association in order to preserve and enhance property values and to maintain a harmonious relationship among the structures within the Association.  These guidelines are intended to maintain the original design, colors, and materials used within the Association. Guidelines cover paint, decks and fences, decorations, signs, and the general additions to the exterior. The Guidelines also contain provisions for applying to the Association for approval to undertake changes. Decorations

Decorative holiday signs/flags are allowed only in cases where they are erected 14 days prior to the holiday and removed 7 days following the holiday.

Signs and Flags

Size: For Sale, security signs, and United States flags all to be less than 18 x 24 inches in size. (Example)

Not permitted: All other signs/flags including, without limitation, rental (for rent), decorative (excluding note above), and political campaign signs. Additional notes: For sale signs at the entrance are allowed only off subdivision property, (i.e., between the sidewalk and Gallows Rd).

Architectural Change Applications

A few different forms are available to residents to ensure expedient and proper approval of architectural and landscape changes:

General Architectural Modification Form (PDF) Use this form to notify the Tysons Station Homeowners Association of any planned architectural modifications that are not pre-approved

EXPRESS Architectural Modification (PDF) Use this form to notify the Tysons Station Homeowners Association of the following pre-approved modifications (e.g., painting and staining).

EXPRESS Tree Landscape Architectural Modification Form (DOC) Use this form to notify the Tysons Station Homeowners Association of the following pre-approved landscape modifications that are a part of the Tysons Station HOA Master Landscape Plan

Completed forms must be submitted via the Tysons Station TownSquare Portal: https://www.townsq.io/ 

Pre-Approved Items

Many architectural and landscaping changes are pre-approved by the association. However, these changes still require that you complete and submit an EXPRESS Architectural Modification Form to the Board. Pre-approved items include Deck and Fence Stains, Exterior Paint, Trim and Garage Doors, Planting Area Borders, and Trees and Shrubbery. See information about each item below:

Deck and Fence Stains

What types of decks are allowed? Decks must match existing decks. The sweeper rail is 10×20, 12×20 or 10×10.

What types of fences are allowed? Fences must match existing fences in height and design.

What types of deck and fence stains are allowed? All clear stain/sealant/weatherproofing is permitted. In addition, the following semi-transparent colored weatherproofing materials are allowed. Links to Home Depot are provided for convenience.

  • Behr “Natural Clear” in transparent (Buy) stain
  • Behr “Cedar Naturaltone” in transparent (Buy) or semi-transparent (Buy) stain
  • Behr “Redwood” in transparent (Buy) or semi-transparent (Buy) stain
  • Behr “Chocolate” in transparent (Buy) or semi-transparent (Buy) stain
  • Clear stain from any manufacturer

Can I use post caps? Yes, silver or copper post caps are allowed

Exterior Paint (Exterior Brick, Doors, and Shutters)

Color Combinations The table below shows the existing color combinations (in McCormick paint colors) found in Tysons Station Neighborhood.  When the new paint is applied to the exterior of your home, you must use the following based on your existing color combination. Here you can see the color combination by house number for every home in the community. Details for the color combinations can also be found below. Even when using these pre-approved colors, you must still submit an EXPRESS Architectural Modification Form to the board. **NOTE: While these colors are as close as we can match, care should be taken. Plan to paint one complete surface. Painting over just repaired places or touch-up patches may be obvious due to weathering or slight color changes from these new formulas.

Trim and Garage Doors

The standard color McCormick 101 Amber White is on garages, soffits, gutters, and trim.

Concrete Stain for Steps

Should a homeowner want to optionally stain the concrete of their front steps, the following process must be followed:

  1. Power wash
  2. Etch with Behr Premium Concrete Masonry CLEANER AND ETCHER No. 991
  3. Wash off again, and let dry naturally
  4. Apply BEHR 880 Concrete and Masonry Bonding Primer (buy)
  5. Apply stain: BEHR Premium PFC-33 Washed Khaki Solid Color Interior/Exterior Concrete Stain (2 coats may be needed) (buy)
  6. Caulk if needed

Stoop Railing

The standard color is black enamel (Buy).

Roofing: Shingles

Use Certainteed Landmark, Weathered Wood, Algae Resistant, Lifetime Rated, Dimensional Shingles. Make sure your contractor gets this right or it will have to be redone.

Mixing approved siding with the old siding is not permitted in a repair section area.  Vertical siding/other trim dimensions need to match the existing dimensions.  Although this is a very popular siding in the marketplace, be sure your Contractor has experience working with Fiber Cement and will follow the manufacturer’s recommendations for installation.

Siding

The Board has approved only one product for Siding Repairs or Replacements:  HARDIEPLANK® FIBER CEMENT LAP SIDING:  8.25 inch width, 7 inch exposure, .132 inch thickness, Beaded Smooth, Dream Collection Color: Simply Beige. 

Note: Contractor may need to add plywood to attic areas or offset walls.  Additionally, Contractor will need to order as applicable, 1) HARDIETRIM® BOARDS 4/4 SMOOTH; Dream Collection Color: Simply Beige – – this is a water-impervious trim that is required for any direct or close contact with horizontal surfaces, like a deck, for example; and 2) HARDIEPANEL® VERTICAL SIDING SMOOTH: Dream Collection Color: Simply Beige.

It is anticipated that this will require a special order from the manufacturer. With the Dream Collection, all quantity sizes are available.  The Board worked closely with ABC Supply Co., Inc. of Springfield at 703-658-4222 during its due diligence process.
